You can pay rent online through the resident portal using a credit card, debit card, checking account, or savings account. You can also pay in person with cash, check, money order, cashier's check, or use Bill Payer through your bank.

Subletting is not permitted. However, we do have a lease assumption process if someone wants to take over your lease. Please contact our office for more details or if you have any questions.

We accept both appointments and walk-ins.

You can apply for an apartment online or in person at the leasing office.

Applications are typically approved within 24 hours, and often the same day if they're submitted by noon.

Up-front costs include prorated rent based on your move-in date, a $75 administrative fee, and the balance of the security deposit.

Be honest on your application. We can accept a guarantor if needed.

We set up water, sewer, and gas for you. You will need to contact Duke Energy to set up electric service.

Guests are welcome and must park in designated visitor spots. Each resident may bring up to three guests to the pool. Residents are responsible for their guests' conduct. If someone receives mail at the property or stays for 30 days or more, they are considered an occupant and must complete an application.

Current pricing is available on our website. We offer lease terms from 6 to 18 months but do not provide discounts for advance payment.

If you need to break your lease, there is a buyout option available. The buyout fee is equivalent to two months' rent, plus you would be responsible for 60 days of rent and would forfeit your security deposit.

Yes, we offer short-term leases starting at 6 months.

Amenities

We do not offer furnished apartments.

Our amenities include a pool and sun deck with water shelf, lawn games, outdoor fire pit, outdoor bar area, putting green, grills and picnic tables, covered outdoor fireplace, dog park, basketball court, playground, and access to the fitness center and tennis courts at a sister community.

The pool and deck are available during pool season from May 1st to October 1st.

Yes, parking is available.

Washer and dryer locations vary by floor plan.

Standard appliances include a ceramic-top stove, refrigerator, dishwasher, and over-the-range microwave.

Yes, we will hold packages at the leasing office for you.

The fitness center is open 7 days a week from 6:00 AM to 10:00 PM.

The fitness center features ellipticals, treadmills, rowing machines, stationary bikes, free weights, exercise mats, exercise balls, and more.

There are no quiet hours or fees for using communal spaces.

Pet Policy

Yes, we are a pet-friendly community.

Pet fees include $35 monthly pet rent per pet (maximum of 2 pets), a one-time $150 pet fee, and a $150 refundable pet deposit.

Yes, pets must be 50 pounds or under. Aggressive breeds and mixed aggressive breeds are not permitted. Contact our office if you have any questions.

Yes, we have an onsite dog park.

Location

From Highway 71, head north on Montgomery Road and turn right on Hosbrook Road. Take the second right onto Lynnfield and continue to the end of the street. The leasing office is located on the right under the archway.

Yes, the bus line is approximately two blocks away at the corner of Montgomery and Hosbrook Roads.

Residents can shop at Kenwood Towne Center and Sycamore Plaza, both less than one mile away, or in the city of Madeira.

The nearest coffee shop is Starbucks, located half a mile from the property.

Maintenance

Before you move in, we paint all walls, professionally clean the entire apartment, tidy the patio or balcony, complete any necessary repairs, and professionally clean the carpets.

Yes, we have onsite maintenance staff.

You can request maintenance by stopping by the office, calling us, emailing us, or submitting a work order through the resident portal.

Maintenance requests are typically handled the same day, depending on the urgency of the issue.

You do not need to be present for maintenance to be performed.

If you are locked out during office hours, call the leasing office and we will help you get back in. If you're locked out after hours, you will need to contact a locksmith at your own expense.

You may hang pictures and televisions on the walls without charge as long as there is no major damage. If you paint any walls, you must return them to the original color before move-out to avoid charges.
